Many of us are familiar with a lot of success philosophies such as Napoleon Hill’s 17 success principles and that of other self-help gurus. I have been doing financial seminars since 1998 and through my observations of many successful people, I realized that there are 6 essential ingredients or what I call the 6 Golden Rules to becoming a Millionaire. If you want to be successful, you need to master these 6 Golden Rules in the right order:

 

1. The first rule is: In order to EARN and INVEST More, You First Need to LEARN More

 

Let’s assume I have a time machine and I can send you back in time say 5 or 10 years ago. Do you think your life today would be different if you had the ability to go back in time? Perhaps you may have taken different courses of study, pursued different careers and even have gotten married to someone else! What is the difference between the You Today and the You say 5 or 10 years ago? Even though you are basically the same person, the difference is in the Knowledge, the Wisdom and the Experiences you now have that you didn’t have many years ago. Likewise if you want to move upwards to the next level in life, whether it’s earning or investing more money, you first need to upgrade your knowledge and skills. I would recommend that you set aside and invest at least 5% of your annual income on self-help books, motivational audio programs and seminars. The difference this 5% will make to you in years to come will be immense. Often, all you need is just 1 great idea to completely turn your life around.

 

2. The second golden rule is: NETWORK with as many like-minded people as possible

 

I am sure you will agree with me that in life, especially in Malaysia, WHO you know is much more important than WHAT you know. Meeting the “right” person at the right time in your life can have a major impact on your life. In your circle of friends, or in your mastermind group, make sure you are the “least smartest” and poorest. If the others are smarter and richer than you, there will be a tendency for them to pull you up as they climb up. On the other hand, if you happen to be the smartest and the richest, you are in trouble! There will be a tendency for the rest to pull and slow you down instead.

 

3. The third golden rule is: EARN As Much as You Can As FAST As You Can

 

In my opinion, you need to get into areas where your earning potential is unlimited. If you are an employee, the best departments to be in are the “front-line” ones that bring in the money for your company for example marketing, sales, trading in stocks, bonds, currency, commodities, etc. In fact, the best way to have an unlimited earning potential is to do your own business. Having an unlimited earning potential also allows you to take greater risks in life especially in the investment area. Any unexpected financial setbacks can be easily earned back by working a little smarter, harder and longer. On the other hand, people with fixed incomes will need time to recover back any losses.

 

4. The fourth golden rule is: SAVE As Much as You Can to Build Up the Seed Capital for Investments

 

Personally I am not a great believer in saving money, especially when your savings are too little to make any impact. Though saving money is extremely important especially in the case of medical emergencies, I feel it’s much more important to position yourself in a way where you don’t actually have to worry about saving money – it is something that happens automatically. Let me share with you a real life case. Many years ago, a Unit Trust Consultant attended my program and she asked me where her client who was a Taxi Driver and who was able to save RM100/month should invest his money. I frankly replied that while saving RM100/month was better than nothing, it was still not going to get the taxi driver far in life. A far better way for him would be to invest the RM100/month on self-help books on business and entrepreneurship. What this taxi driver needed to move from being a taxi driver today, to owning a fleet of taxis within a few years were the right ideas and mindset. If he could achieve it, his need for savings would automatically take care of itself, assuming of course he is disciplined enough not to spend everything that he makes.

 

5. The fifth golden rule is: BORROW INTELLIGENTLY As Much as You Can …

 

but make sure your Potential Returns are greater that the Borrowing Costs Let’s say you purchase a property where the return is 9% pa and your loan is 7% pa. Logically, should you borrow as much as you can? Yes, you definitely should! You are getting rich with the help of the bank’s money. In fact, even cash rich companies borrow money. For example, Genting Bhd which is sitting on billions of dollars is still borrowing money to build their new casino in Singapore. The reason why borrowing makes sense to them is because their expected returns on that project are far greater than their borrowing costs. In fact, one sure sign of how wealthy you are is how much you are able to borrow. Typically the person who can borrow RM100 million is richer than someone who can only borrow RM10 million who in turn is richer than someone who can only borrow RM1 million! Hence don’t be afraid to borrow money and do make sure you borrow intelligently for the right purpose!

 

6. The final and sixth golden rule is: INVEST WISELY As Much as You Can

 

In Malaysia, my strong recommendation is to focus on two powerful asset classes like property and stocks. This is usually more than sufficient for most people and you don’t really need to even consider other investments. Use properties to gradually build-up a solid, stable and predictable cashflow. Then leverage your property loans for stock market investments whenever the opportunity to make at least 20% within a few short months with minimal risks presents itself. Ultimately, your Investment Goal must be to Build Up Your PA$$IVE INCOME via BUSINESS, RENTAL and PORTFOLIO Income. Your Focus should be on generating CA$HFLOW and NOT so much NET WORTH!! There are some people whom I know who are Asset or Net Worth Rich, but Cashflow Poor. All their properties are highly geared and they have to bear with negative cashflow sometimes to the extent that they don’t even have enough money for their living expenses.

Regularly billed as ‘The world’s leading expert on the brain, memory and

learning’, Government, Educational and Business adviser Tony Buzan has a mind sharper than Sweeney Todd’s razor. Educating the educators

Tony recently returned from a six-week lecturing and interview tour of Asia and the Far East. In HCMC, Vietnam, he was invited to brief the Vice Minister of Education on his ways of creative thinking and learning. She has since asked Tony to consider providing input for training manuals which are to be distributed to all the teachers in Vietnam – numbering several millions – thereby training themselves and then educating the children for whom they are responsible.

Mexican Brain Waves

Tony has enjoyed a long-standing relationship with the government of Mexico,stretching back to the turn of the century and the election of President Vicente Fox of the PAN (National Action Party). A highlight of his career in Mexico so far was in 2003 – the 5th annual United Nations Conference on Quality and Innovation at the Mexico City Stadium – where Tony was the keynote speaker for the whole event. In addition, each of the other 28 speeches delivered was simultaneously Mind Mapped by a total audience of 10,000 people, led by the Buzan Centre’s Latin America team, headed up by Jorge Castaneda – that’s around 280,000 Mind Maps created over the duration of the conference!

Another highlight was when Tony was honoured to be given the prime keynote slot -addressing an audience of 15,000 – at the Farewell Convention for the outgoingPresident Fox, when he completed his term of office in 2006.

Tony’s teachings and systems were instrumental in helping to structure the election campaign which put Foxe in power in 2001, becoming the first Mexican opposition party President since 1929. Much of the ‘outreach’ campaign was planned with Mind Maps, as were many debates and political arguments. Fox’s victory was decisive (43%). One outcome of Fox’s Buzan-inspired strategy was the development of an operations manual, based largely on Tony’s Mind Mapping and learning techniques,for all senior parliamentarians, ministers and civil servants.Apart from the ex-President himself, one of Tony’s most dedicated Mexican followers is Buzan Licensed Instructor Antonio Obregon Torres, who for many years worked as a senior government official, reporting to the Mayor and Governor of Guanacuato. The Mayor presided over a massive, wide-ranging series of Buzan Learning events, reaching audiences as varied as civil servants, learning professionals, and underprivileged children – publicly supporting Mind Mapping and Mental Literacy. So dedicated was he, that he then qualified as a BLI himself – using Mind Maps to plan his campaign for election to the Mexican Congress. With Mental Literacy in Education as major planks within his programme, he won by an unprecedented majority of well over 70% – thus becoming the first BLI to become a Congressman.

Tony’s ongoing relationship with Mexico is warm and continually expanding. On his last visit he spent time with Sergio Garcia de Alba – the former Minister of the Economy, and now the brains behind the initiative for renovating the number one private University in Mexico, Tecnologico de Monterrey – helping him to evaluate the benefits of a long-term alliance.

Also on that trip, and for the first time ever in the Americas, Tony trained 40 people in Stage One of the new Buzan Learning Certification programme, The Mind Map Foundation Course. He also visited the site of the impressive building in Jalpa that will house the Mexican Centre for Research and Development of Intellectual Capital, which will incorporate a State Buzan Centre. A further return visit, incorporating an itinerary of conference appearances and workshops is planned for the last two weeks of October 2007, when the new Centre will be officially opened by Tony.

Chinese inroads

In China, the government-owned Foreign Language Teaching and Research Press FLTRP, is the publisher of seven of Tony’s books, with more in the pipeline for 2008 and beyond.To back up this initiative Tony regularly speaks, at the invitation of the Chinese government, to large audiences of leading business people. He also gives regular lectures on educational techniques at key learning centres such as Beijing University.

Tastes of the Orient

In Malaysia, Tony has worked closely with former Prime Minister Mahathir Mohamad, a renowned ‘blue sky’ thinker, whose vision was to be a leading first world nation by applying Mental Literacy techniques as a foundation concept. Another big Buzan Learning supporter is former Minister of Transport and current President of UTAR University, Tun Dr. Ling, who is heading up an initiative to introduce Mind Mapping and its applications into future business and educational strategies throughout the country.

Singapore fling

Tony has been equally busy in Singapore, where he leads an initiative with IPAN, the Civil Service branch of the Ministry of Manpower, to train thousands of senior and middle-level civil servants in thinking, creativity, communications and a full range of complementary learning skills. Instrumental to his success – in the city-state and beyond – has been his close relationship with Henry Toi, founder and Managing Director of Buzan Centres Asia – who, under Tony’s direction, has in recent years established Centres in Korea,Indonesia, the Philippines, Vietnam and Thailand.Tony has also been involved in implementing an ongoing programme, organized jointly with the founder of Buzan Learning Centres Singapore, Dr Tan Buck Chye, to help the nation’s teachers to teach and communicate, using Mind Maps and Buzan Learning literary techniques. Thus far at least 5,000 of the 20,000 teachers

in the country have attended courses, which are always immensely well received.

School’s out…

The pair has also recently commenced a far-reaching, experimental educational concept, The Power Learning Camp, which arranges for children to go, out of school, to the Learning Centre. Here they are tutored, by qualified academic teachers, curriculum subjects such as English, Geography, Chemistry and Physics.

The teachers are all qualified to teach these subjects, and have been furtherqualified by Tony himself and the Buzan Centres, to utilise Buzan techniques throughout.

For instance, the physics teacher who teaches physics with Mind Maps also teaches them how to read faster, how to take notes… and how to translate these notes into essays. This is a major social and educational experience which is proving to be extremely popular with teachers, parents and children alike – and the school is currently overflowing.

Back on home territory

In the UK Tony has, in recent years, been involved with a number of large-scale regional government educational authorities, including a far-reaching programmerfor Bedfordshire Education Council.In Scotland, he is a key member of the Masterclass team operated by North and South Lanarkshire Councils’ The Tapestry Partnership – and has lectured to more than 5,000 head teachers over the past seven years. As part of this initiative, in May this year he lectured to 200 head tearchers at The Glasgow Royal Concert Hall on ‘Strategies for the 21st Century’ – an important element of the two councils’ ‘School as the Home for the Mind’ strategy.

For politicians and government officials at all levels, Tony Buzan’s advice andexpertise can be invaluable in education, in strategy and policy development, and in communications; in fact, within any facet of government that involves thinking and the use of the brain. Malaysia is a colorful country not only for its exotic beauty and amazing culture, but also of the many festivals that is celebrated by Malaysians. Every Malaysian celebration is very vibrant and lively. One will definitely enjoy being a part of these amazing events.

Here are some of the well known festivals and celebrations in Malaysia:

•    Chinese New Year – like any other New Year celebration, the Malaysians celebrate theirs with such vigor. Fireworks and lots of colorful craze are seen. The whole country is really multicolored and vibrant during this occasion.

•    Gadai Dayak – the Malaysian’s celebration for the harvest seasons. This is to give appreciation to their gods who blessed the Malaysians with good harvest. During this occasion, locals eat and drink together. There are also dance performances by the members of the community. The Gadai Dayak is celebrated during the end of May until mid July. Malaysians are always in their traditional clothing and the elders perform rituals and services.

•    Malaysia Water Festival – held from the second week of April until the month of May. This occasion is managed and organized by the Malaysia’s Ministry of Tourism. The celebration is all about water sports activities. There are competitions and games that involve water tricks and races. The celebration is then completed with singing and dancing of the locals with their traditional dances.

•    Merdeka day - the Malaysians’ own celebration of Independence Day. It is celebrated in August 31st, and is their National Day. During this day, all the streets of Malaysia are packed with music, parades, and people dancing around. People are out blowing horns and trumpets making loud noises around their community.

•    Tadau Kaamatan - held during the month of May and lasts for two days. The whole celebration is to commemorate the culture of Sabah’s largest ethnic group. The tribes conduct rituals and give honor to their gods. There are also a large variety of foods that are served during the Tadau Kaamatan. Residents enjoy indulging with these tasty and delicious foods for the entire celebration.

•    Malaysia Mega sale Festival – probably the most favorite event of all shopaholics. This is to celebrate Malaysia’s big gross from its shopping industry and to commemorate this; the Malaysia’s tourism department conducted a Mega sale festival. Almost everything that is sold in all shopping stores in the country is on sale during this event. One can enjoy shopping with the lowest prices shops has to offer. The country’s shopping department stores are always swarmed with thousands of people buying and treating themselves with bargains and discount prices.

These are just some of the many well known events in Malaysia. Whatever the country celebrates, definitely is a must see for all.
